Yu Qing Mo sues Koichi Sugiyama for premises liability

In the Superior Court of the State of California for the County of San Francisco, plaintiff Yu Qing Mo has filed a lawsuit against defendants Koichi Sugiyama, 10 Inca Lane Apartments, and St. Francis Square Cooperative, Inc., among others. The case ID is CGC-24-614321 and it was filed on May 1, 2024. The lawsuit pertains to damages related to premises liability.

The plaintiff, represented by Andrew H. Dai from Hylands Law Firm, alleges that she was a resident in Unit 4 of the 10 Inca Lane multi-unit residential building located within the City of San Francisco’s Fillmore District. Defendant Koichi Sugiyama and Does 1-10 were identified as individuals or principals and/or majority owners of Unit number 2 within the same building. The other defendants are accused of being responsible for maintaining the safety of the premises.

On May 13, 2022, a fire erupted in Unit 2 of 10 Inca Lane which is believed to have been caused by defendant Koichi Sugiyama negligently leaving the stove on after they finished using it.  They also negligently possessed and maintained propane tanks within their residential unit, further exacerbating the movement of the fire and flames. This resulted in significant damage to the property and compromised the safety of residents including Yu Qing Mo which was unable to avoid smoke inhalation and exposure to the flames. 

The plaintiff seeks judgment against all defendants for their alleged negligence in maintaining a safe living environment. She also seeks compensation for damages caused by the fire incident.
