Plaintiff Alleges Negligence Against Property Management Company Over Hazardous Staircase

A Sacramento resident has filed a lawsuit against a local property management company and its owners, alleging negligence that led to her severe personal injuries. Christine Wagner lodged the complaint in the Superior Court of California, County of Sacramento, on September 9, 2024, targeting Pinebrook Village Properties, LLC, along with Brian Morris and Steven R. Morris.

According to the court documents, Wagner claims she suffered significant injuries due to a hazardous staircase on the defendants' property located at 7900 Folsom-Auburn Road in Folsom, California. The complaint details that on October 5, 2022, while Wagner was legally present on the premises, she fell backward down a dangerous and defective staircase. She alleges that this fall resulted in both economic and non-economic damages. "The dangerous condition was known to Defendants," Wagner asserts in her filing, accusing them of failing to repair or warn about the hazardous staircase despite being aware of previous similar incidents.

Wagner's lawsuit is built around several key points: she believes that each defendant acted negligently by allowing such a perilous condition to exist on their property. The complaint specifies that Brian Morris and Steven R. Morris were not only owners but also responsible for managing and maintaining the property. Additionally, Pinebrook Village Properties, LLC is accused of failing to address the known risks associated with the staircase. Wagner argues that these actions—or lack thereof—directly led to her accident and subsequent injuries.

The plaintiff seeks multiple forms of relief from the court. These include compensation for past and future medical expenses, loss of income and earning capacity, as well as non-economic damages like physical pain and emotional distress.
