Property Management Companies Accused of Negligence Leading to Personal Injuries

A Santa Clara resident has taken legal action against a prominent property management company, alleging negligence and premises liability that resulted in personal injuries. On July 24, 2024, Leroy Reiner filed a complaint in the Superior Court of California, County of Santa Clara, against CFEP Pruneyard LLC and Ellis Partners LLC.

According to the complaint, the incident occurred on July 25, 2022, at a property located at 1875 S Bascom Ave, Campbell, CA. Reiner claims that the defendants failed to maintain the premises in a safe condition. "Defendants had a duty to use reasonable care to keep the area in a safe condition for use by Plaintiff and others similarly situated," states the complaint. Reiner alleges that this duty was breached when the defendants neglected to inspect, repair, or warn about dangerous conditions on their property.

The plaintiff argues that CFEP Pruneyard LLC and Ellis Partners LLC were responsible for managing and maintaining the property where he sustained his injuries. He asserts that their failure to uphold safety standards directly led to his harm. The complaint further details how Reiner suffered both physical and emotional injuries due to this negligence. "Plaintiff was hurt and injured in his health, strength, and activities, sustaining bodily injury and shock and injury to his nervous system," it reads.

Reiner is seeking both special and general damages for past and future losses resulting from the incident. This includes medical expenses incurred due to treatments necessitated by his injuries. Additionally, he requests interest allowable by law and coverage of legal costs associated with bringing this suit forward.

Representing Leroy Reiner are attorneys P. David Cienfuegos and Mona Deldar from Deldar Legal based in Los Angeles. The case has been assigned Case No.: 24CV443769 with Judge J. Nguyen reviewing the initial filing.
