Security Guard Sues Property Management Trio Over Negligence Leading to Injuries

A San Francisco security guard has filed a lawsuit against multiple entities, alleging negligence that led to severe personal injuries. Carlos Jimenez, the plaintiff, lodged the complaint in the Superior Court of California, County of San Francisco on September 16, 2024, naming 600 California Owner, LLC; Jones Lang LaSalle Americas, Inc.; and Township Building Services, Inc. as defendants.

The incident at the heart of this case occurred on September 22, 2022. Jimenez was working as a security guard at 600 California Street when he slipped on a liquid substance while exiting the control room after checking an alarm. The fall resulted in serious physical injuries for which Jimenez holds the defendants responsible. According to the complaint, "The liquid substance on the floor of the Subject Premise... caused Plaintiff to slip and fall," leading to significant harm.

Jimenez alleges that each defendant had a duty to maintain safe conditions at the premises but failed to do so. The lawsuit states that 600 California Owner, LLC owns the property; Jones Lang LaSalle Americas, Inc. manages it; and Township Building Services, Inc. provides janitorial services there. Jimenez claims these entities were either aware or should have been aware of the hazardous condition that led to his accident. "Defendants breached their aforementioned duty by failing to properly maintain the Subject Premises," reads one part of the complaint.

The plaintiff is seeking general damages for pain and suffering as well as special damages covering past and future medical expenses, lost wages, and loss of earning capacity. Additionally, Jimenez is asking for pre-judgment interest and coverage for court costs.
