A shocking incident has led to a lawsuit that highlights the potential dangers lurking in everyday places. Aarohi Unadkat filed a complaint on January 20, 2025, in the Superior Court of California, County of San Francisco, against Potrero Ventures, LLC. The case revolves around an alleged accident at a residential property managed by the defendant.

The plaintiff, Aarohi Unadkat, accuses Potrero Ventures, LLC of negligence and premises liability following a harrowing fall through an unsecured roof opening at 1589 Sacramento Street in San Francisco. According to the complaint filed by her attorneys from Bracamontes & Vlasak, P.C., Unadkat was visiting a friend on June 15, 2024, when she encountered an unlocked door leading to the building's roof. The roof had dangerous light well cutouts—rectangular holes large enough for a person to fall through—without any barriers or warnings. Tragically unaware of these hazards, Unadkat fell through one such hole and plummeted 30-40 feet to the ground below.

Unadkat claims that Potrero Ventures should have been aware of these perilous conditions and failed in their duty to ensure safety on their premises. "A reasonable visible inspection by Defendants would have made them aware of the significant danger posed by the holes in the roof," states the complaint. Asserting that all defendants acted within their employment scope and with mutual consent during these events, Unadkat seeks justice for her injuries which include physical harm, lost wages, and emotional distress.

The lawsuit outlines two primary causes of action: negligence and premises liability. Both charges argue that Potrero Ventures neglected their responsibility to maintain safe conditions at their property and failed to address or mitigate known hazards effectively. As a result of this alleged negligence, Unadkat suffered significant damages for which she now seeks redress.

In her prayer for relief, Unadkat requests general and special damages as determined by proof presented at trial. Additionally, she seeks prejudgment interest per Civil Code § 3288 and coverage for court costs along with any other relief deemed appropriate by the court.

Representing Aarohi Unadkat are attorneys Michael R. Bracamontes and Rya M. Nelson from Bracamontes & Vlasak P.C., based in Oakland, California. The case is presided over under Case No: CGC-25-621536 in the Superior Court of California for San Francisco County.
